Iconic Composer Stephen Sondheim’s NYC Townhouse Sold for $7 Million to a Super Fan

The Manhattan townhouse that was once home to the late Stephen Sondheim, a luminary in the world of musical theatre, has been sold for a remarkable $7 million. This sale of the Turtle Bay Gardens property, as reported by the Wall Street Journal, marks the end of an era; Sondheim had owned this residence for nearly six decades.

Michael Franco, a Compass listing agent, was responsible for overseeing the sale of this prestigious property. He noted the high level of interest the townhouse attracted, attributable to its reasonable pricing and its association with Broadway history. While the identity of the buyer remains undisclosed, Franco revealed to the WSJ that the new owner is an ardent fan of Sondheim and intends to use the 5,700-square-foot townhouse as their primary residence.

Sondheim, known for his legendary works such as ‘West Side Story’ and ‘Gypsy,’ purchased the five-story building in 1960 and retained it until his passing in 2021. The residence, a 19-foot-wide property, is part of Turtle Bay Gardens – a historic collection of 20 homes from the 1800s, established in 1920. The area is famed for its private garden, which has been home to other notable figures like writers E.B. White and Robert Gottlieb, and actor Katharine Hepburn.

The purchase of this townhouse was funded by the royalties from Sondheim’s successful musicals. In the book ‘Manhattan’s Turtle Bay: Story of a Midtown Neighborhood’ (2008), Sondheim recounted using his earnings from ‘Gypsy’ to make a down payment on the house, subsequently renting out the top three floors to assist in mortgage payments.

Constructed in 1899, the townhouse boasts unique features, including a solarium on the second floor, leading to a 30-foot terrace overlooking the garden courtyard. The solarium is noted for its original stained-glass windows. Adjacent to this is Sondheim’s former music studio, equipped with built-in bookshelves and a wood-burning fireplace, and connected by a dramatic wood-paneled archway. The property also features a classically adorned dining room with French doors leading to the communal gardens, a spacious primary suite on the fourth floor, and a studio with a kitchenette and additional terrace on the fifth floor.

Stephen Sondheim, the mastermind behind other acclaimed musicals like ‘Sweeney Todd’ and ‘Into the Woods,’ received numerous awards throughout his career, including a Pulitzer Prize, an Oscar, seven Grammys, and nine Tony Awards. The sale of his cherished New York City home closes a significant chapter in Broadway history.
